Full Post Completion Service
We'll prepare and send the post completion letters, put on risk any required indemnity policies, send out any required notices and deal with any other post completion requirements. We'll prepare and submit the SDLT (or LTT) return and make payment of any tax due from the clients ledger. We'll deal with any LR requisitions as they may arise and will notify the client and lender when registration is complete. We'll then prepare the file for closure and carry out the file closing procedure

Indemnity Policies
We will place on risk from the completion date any required indemnity policies, arrange payments for the policies where necessary and forward the relevant documents on to the client or other sides solicitors as necessary.
Leasehold and Freehold post completion requirements
We will submit any notices, stock transfer forms or deeds with any relevant fees required to the relevant management company/agent and obtain necessary compliance certificates.
SDLT
We will prepare and submit the Stamp Duty or Land Transaction Tax return and arrange payment of any tax due from the client ledger.
Companies House Registration
We'll submit the application to companies house for registration of the mortgage and will report back to the fee earner with confirmation.
Land Registry Registration
We will prepare and submit the AP1 and any accompanying documentation at Land Registry, and deal with any requisitions as they arise. We will notify the client and lender that the registration has taken place and the file will be referred back t the fee earner for closure.
File Closing
We'll prepare and the closing letter to the client, complete the closing risk assessments and carry out the closing procedure in MS.
